James Dooley
James Michael Dooley (born September 1983) is a British entrepreneur and search engine optimization (SEO) practitioner from Salford, Greater Manchester, best known as the founder of the United Kingdom lead generation firms FatRank and PromoSEO.[1][6][7] He entered the field in the late 2000s while working for the sports surfacing contractor Soft Surfaces Ltd, and turned the websites he built for it into a portfolio that he reports now exceeds 1,000 domains, rented to UK service businesses on a no-win-no-fee basis.[4][10][2] He describes himself as a "digital landlord", is chairman of the link building agency Searcharoo, and his YouTube channel is listed at about 1.35 million subscribers as of August 2026.[3][13][21]
In 2012, when the SEO consultant Charles Floate was 16, Dooley became one of the first people to hire him; Floate has since called Dooley "probably the most successful client I've ever worked with".[4] From 2024 Dooley moved into publishing and media, releasing eight short business books and launching eight podcast series.[14][15]
Early life and Soft Surfaces [edit]
Dooley was born in September 1983 in Salford, the youngest of three sons, grew up in Leigh, where he still lives, and attended St Mary's RC High School; he has said he was being trained toward a project manager or quantity surveyor role in construction.[6][3][1][4] He joined Soft Surfaces Ltd, a Wilmslow sports and safety surfacing contractor incorporated in 1997 by David Snell, as marketing director in December 2006 and became a statutory director in July 2011.[6][1] Around 2008 he was "tasked to improve the Google rankings" for the firm and taught himself SEO knowing, as he later put it, nothing beyond keyword density.[3][4] Local press reported that in 2013 the company had four office staff and had created a sister company, Promo SEO Ltd, to grow the online side; Dooley has said turnover grew from about £500,000 to £8 million to £8.5 million a year, "massively just been grown by SEO", a self-reported figure since the company files small-company accounts.[20][4][11][6]
Career [edit]
Rank-and-rent lead generation
Once Soft Surfaces ranked, Dooley built sites in neighbouring trades such as landscaping and fencing, and the referral commissions soon outearned the construction work.[4][5] After seven or eight months of client SEO, which he calls "an absolute logistical nightmare", he settled on the rank-and-rent model: the company builds, owns and ranks the website and supplies the enquiries to a business that pays a commission on the work it wins, now framed as no-win-no-fee at 10 to 25 per cent of contract value.[5][10][12][3] Finance became the most lucrative vertical, with a Manchester call centre of about 100 staff qualifying leads.[4][11] The portfolio has been described as "850 different paying sites" across "650 different niches" (2023), as "about 1,300 different websites, over 800 different paying", and as "over 1,000 domains" with "over 2 million enquiries"; all are his own figures, and he says he deals only in the UK.[10][11][2][5]
FatRank and PromoSEO
FatRank is Dooley's personal brand. Its site states it was founded on 7 September 2007, his 24th birthday, though his own timeline elsewhere says July 2010, and FatRank Ltd was not incorporated until 14 August 2026.[3][1][8] Manchester Digital lists it as a lead generation agency whose customers "only pay commissions on successful orders", and fatrank.com doubles as an SEO blog publishing annual "best of" rankings.[18][19] PromoSEO Ltd was incorporated on 12 July 2010 as Wet Pour Graphics Ltd, renamed in 2016, and lists Dooley as a director from December 2016; Kasra Dash and Scott Calland joined the board in 2023.[7] Dooley describes it as the SEO division spun out of Soft Surfaces, with 12 UK staff and more than 100 overseas.[1][3]
Charles Floate and the team
Dooley says he is "not a good SEO" himself and grew by hiring people who were.[11] The earliest example is Charles Floate. In 2012, when Floate was 16, Dooley brought him in as a consultant to train the Soft Surfaces team; introducing Dooley on his channel in October 2023, Floate said: "you're also one of the first people to hire me for SEO consultancy when I was 16 and I think you're probably the most successful client I've ever worked with".[4]
"I came and hired you as a consultant ... we was complete and utter novices, the only thing we knew was keyword density and getting your keywords in the title ... I didn't even know what a backlink was. So when you came in to train the team up it was eye opening. You fast tracked us at least five or six years."

It was a consultancy rather than a job: Floate's own biographies have him employed at Foster SEO at 16 and head of SEO at SUSO Digital at 17, and the account rests on the two men's recorded conversation.[22][4] Dooley says he still calls Floate monthly and that Floate trained "the majority" of his original staff; from 2024 Dooley interviewed Floate repeatedly on his own channels, and in 2026 he was a finalist at Floate's SEO Awards.[4][5][21][23] Kasra Dash, hired as a web designer after a 2019 mastermind, became SEO director and part-owner of PromoSEO and co-authored three of Dooley's books; other core staff started as apprentices and are now directors.[7][11][14][5]
Other ventures, books and podcasts
Dooley is chairman of Searcharoo, a Bolton link building agency he first used as a customer, has been a director of its parent Web Media Group Ltd since 2021, and holds more than a dozen directorships spanning property, playground markings and horse racing; he also bought the disavow service Backlink Doctor and has invested in the indexing tool Indexceptional and the AI writing tool Autoblogging.ai.[13][9][11][3][4] He launched the James Dooley Podcast and FatRank Podcast in May 2024 and six more series in late 2025, including the Semantic SEO Podcast with Koray Tuğberk Gübür, writes for Entrepreneur, self-published eight short books in 2024 and 2025 including Leads First, and in 2026 introduced "AI James Dooley", an avatar that presents scripts he writes.[15][16][14][2]
Approach and views [edit]
Dooley's organising idea is "leads first": "everything flows downstream after lead generation".[14] He calls rank-and-rent "ten times harder than traditional SEO", prefers unglamorous advice ("there isn't a knowledge bomb, just do everything right"), treats external traffic and behavioural signals as "the number one ranking factor", calls his stance "money hat", and admits he regarded E-E-A-T as a myth until a manual action on a finance site changed his mind.[5][4][11] On AI he says "those who embrace AI won't be replaced by AI", and by 2026 he was discussing citations in ChatGPT, Perplexity and Claude on his own shows.[3][21]
Reception [edit]
In the SEO trade Dooley is regarded as a significant operator, "entrepreneur first and SEO second" in Floate's words; Matt Diggity calls him "a master of his craft", and Niche Pursuits, Empire Flippers and Unscripted SEO have profiled his model, while his 2026 "SEO Entrepreneur of the Year" award was carried on Yahoo Finance via a newswire.[5][3][10][12][11][17] Much of the wider praise originates close to home: FatRank's own "best SEO experts" lists rank him first without disclosing the site is his, some press features in his biographies are labelled sponsored on his own site, and several awards come from newswires or events involving his associates.[19][3][17] The entity-analysis site Fajela describes him as "one of the most frequently cited examples of an individual deliberately engineering a Google Knowledge Graph entity and knowledge panel around their own name".[24] The epithet "Godfather of SEO" circulates almost entirely on low-quality third-party marketing blogs and does not appear on his own sites; his headline numbers have grown from 300 websites and one million enquiries in 2021 to 1,000 domains and two million by 2026, none independently audited.[2][3][11] He has acknowledged using private blog networks and parasite SEO where they work and has disclosed two Google manual actions, one link-based and one for "offer transparency" on a finance news site; supporters note that he discusses failures openly and ties his income to client results.[10][11][12][5]
Personal life [edit]
Dooley lives in Leigh, Greater Manchester, and is married with children.[2][3] He co-owns the Dooley Thoroughbreds racing syndicate with his brothers Mark and David and hosts a sports betting podcast with them.[3][15] He publishes as @james_dooley on X and jameszdooley on LinkedIn and Instagram.[2]
